Dear Condo Owners and Residents,

Welcome to our neighbourhood, and congratulations on your move to Gates 2!

On behalf of all Gates 2 Owners and Residents and your Board of Directors, a very warm welcome to your new home and to our quaint and friendly condo community.  Over the coming months, we look forward to meeting you.

Gates 2 is a 32-unit limited common elements condominium in very close proximity to the Bow River and with an extensive pathway system immediately adjacent to it.  Additionally, you will find many retail amenities at The Market at Quarry Park, along with the Remington YMCA and Quarry Park Library within close walking distance.

While Unit Owners own their Unit, our Bylaws & Rules and Regulations outline restrictions that all Owners/Residents must follow. They are intended to facilitate safety, comfort, and harmony for those of us living within our multi-family dwelling.

The operation of our Gates 2 Condominium Corporation 2010879 is governed by a volunteer Board of Directors as required by the Alberta Condominium Property Act and Regulations.  The Board of Directors, elected by the Unit Owners in attendance at our annual general meetings, oversees governance, daily functions, and financial responsibilities of the Condominium Corporation.

Effective May 1, 2024, the Board of Directors engaged a registered and licenced Condominium Property Manager, Simco Management (Calgary) Inc., to oversee the Corporation's day-to-day operations.  This includes financial management, implementing Board policies, and coordinating the maintenance of the common property through vendor contracts for lawn care, snow removal, cleaning, HVAC, plumbing, fire safety, pest control, etc.  If you are new to our Gates 2 community, you should have received both a Board Welcome Package and a welcome package from Simco.  The Simco package provides important information along with onboarding instructions.  Simco uses the Condo Control platform as a key tool for efficient property management.  Importantly, your Simco welcome package includes a personalized registration code required to create your Condo Control account.  Please be sure to register and update your account with your personalized information as soon as possible.
